Abstract: The UAE offers residential options to suit the needs of all those who call the UAE home. Whether it is an affordable flat or a luxurious one surrounded by green spaces, every resident can find a home that suits them.

Using data from the past 12 months, property portal Property Finder has revealed the best neighbourhoods in the UAE for different types of house hunters to consider. The findings are based on Data Guru - a new suite of property insights and data features recently launched by the property portal.


In Sharjah, some of the moderately priced neighbourhoods include Al Khan (where one-bedroom flats rent for around Dh23,000) and Muwaileh (where annual rents are around Dh20,000).


In Al Furjan, Discovery Gardens, Dubai Investment Park, Dubai Land, Dubai Silicon Oasis, Jumeirah Village Circle and Dubai Sports City, one-bedroom flats rent for around Dh46,000 per annum and ownership prices are around Dh460,000 per annum. The annual rent for a one-bedroom apartment is approximately Dh46,000 and the ownership price is approximately Dh532,000.


There are also plenty of affordable options in Al Qusais, Deira and Bur Dubai, says Property Finder.


Aljada in Sharjah, as well as Al Rahmanya and Tilal City offer a range of affordable housing options. The average rental price for a studio flat in Aljada is around Dh23,000 per annum, while a two-bedroom villa can be owned for around Dh1,392,000.


In Greens, Jumeirah Golf Estates, Al Barari, Mirdif and Damac Hills, the average rental price for a one-bedroom flat is around Dh67,000 per annum, while the ownership price is Dh893,000.

What are the residential neighbourhoods in the UAE?

Dubai Business Bay, Dubai Financial Centre, Downtown Dubai, Dubai Marina, The Palm Jumeirah and Jumeirah Beach Residential offer a range of premium facilities. The average rent for a one-bedroom flat in these areas is approximately Dh110,500 per annum, while ownership rents are approximately Dh1,626,500 per annum.


The islands of Al Majaz and Maryam offer luxury living, with the average ownership price of a two-bedroom flat being around Dh638,000 and Dh1,026,000 respectively.


Premium properties on Yas, Maryam and Saadiyat islands offer island-style living.


Al Barsha, Arabian Ranches, Al Furjan, Motor City and Dubai Silicon Oasis are the most family-friendly locations.


Areas such as Al Khan, Al Qasba and Al Taawun have a variety of supermarkets, schools and shopping malls nearby.


Al Marjan Island, Mina Al Arab, Al Nakheel and Al Hamra Village offer amenities for parents and children.


With an average annual rent of around Dh62,000 for a one-bedroom flat, Al Raha Beach is one of the most popular neighbourhoods for families.


Popular areas include Al Sufouh, Jumeirah, Dubai Creek Harbour, Dubai Marina and The Palm Jumeirah. The annual rent for a one-bedroom flat is around Dh103,000, while ownership starts at around Dh1,372,000.


People are also considering beachfront neighbourhoods such as Al Marjan Island and Mina Al Arab, which offers a choice of two-bedroom flats with an average annual rent of around Dh53,000 and ownership prices of around Dh1,038,000.
