Realiste, a leading artificial intelligence-based prop technology company, has released comprehensive growth forecasts for Dubai's real estate sector. The data, sourced from their platform Index, provides property appreciation and rental yield trends over the next five years, broken down by neighbourhood and property category, including one, two and three bedrooms.
Index's insights reveal Dubai's fascinating growth potential, particularly in the real estate sector. The platform enables users to examine specific projects in detail, such as the Sobha Hartland project, and provides extensive information on location, bonuses, payment plans and available flats.
Forecasts for each flat on the platform are detailed, taking into account upcoming local events, new infrastructure developments and their impact on prices within a particular building or community. Significantly, Index has a public track record of over 200 successful transactions, promising its users a 99% success rate.
"Index offers a 10-second flat estimation feature," explains Alex Galtsev, founder of Realiste." Our AI collects comprehensive data about flats, including details of sold flats and current listings, to provide estimated values and long-term rental projections."
The platform emphasises the transparency of every forecast or statistic it generates. Users can verify this data and understand the AI's reasoning behind the price predictions. Artificial Intelligence lays bare how it works, providing data on DLD's recent transactions on similar properties, comparable rents, completed contracts, and sold flats.
In addition, the index presents a visual representation of all flats, illustrating DLD transactions and other variables on a graph. This visualisation helps users to easily understand the dynamic real estate market in Dubai.
In terms of local amenities, Index's artificial intelligence goes a step further, taking into account the presence and future development of lagoons, lakes and green spaces in each neighbourhood. In addition, it depicts the level of development in each area, giving investors a comprehensive understanding of whether they are investing in an established or an up-and-coming neighbourhood.
The future of Realiste is bright. Expansion plans are underway to launch the index in Abu Dhabi, Ras Al Khaimah, Sharjah and other emirates in the United Arab Emirates. There are also plans to introduce the system to various cities in Asia and Europe in the coming months.
