Dubai has a number of promising upcoming neighborhoods.JLT is making a bold move with the launch of 'Uptown Dubai', an upcoming new neighborhood.The launch of Uptown Tower, the region's first supertall building, is sure to attract attention. Combining commercial, residential and retail spaces, DMCC aims to position it as a thriving community.

 

Jebel Ali Palm, on the other hand, is poised to become the next global real estate sensation. The project was first proposed in 2006 as a competitor to Palm Jumeirah, but was later shelved. However, with Dubai's growing real estate sector, Nakheel has decided that now is the perfect time to launch this mega project, which will be twice the size of Palm Jumeirah.

 

In addition, new villa communities such as The Oasis by Emaar, located near Jumeirah Golf Estates, are in high demand, with the first phase of the project already sold out. This shows that there is a strong demand for new communities, even if they are far from the coastline.

The main difference here is that established communities are a known quantity, you know what you're getting into, you have reference points for investment, what upgrades might cost, and what you're likely to gain, and given the data you can find to help make those decisions, those gains are likely to be fairly stable. For example, the Maple Community Pool in Dubai Hills has been delivered, which is a good option if you are moving to a new place. This requires research on the developer and look at their previous projects. Review the delivery of these amenities after the handover and red flags should be raised if the community is still waiting for water in the pool months or years later.
